2026 Schedule of Fees

Initiation Fee: $75,000

2026 Annual Dues: $20,867
The annual dues allows property owners unlimited use of the community amenities and includes traditional HOA/POA type fees.

* If a property goes under contract by the end of the day on Tuesday, April 14, 2026, the sale will be subject to a $50,000 initiation fee regardless of closing date. If a property goes under contract on Wednesday, April 15, 2026 or later, the sale is subject to a $75,000 initiaiton fee.

Special Assessment
The Clubhouse will undergo an Enhancement Project scheduled to start in July 2026. For each property, there will be a $7,866 assessment starting in June 2026 that can be payable in a lump sum or monthly for 8 years with interest.

MARINA
There is no additional fee for a boat slip, personal watercraft or kayak/paddle board storage. Space is limited. Marina can accommodate boats up to 40′.
